Investment market still hungry

Residential investment Properties are still in hot demand in Christchurch. Despite the gloom and doom media stories of a dip in the real estate market, Alison Woods of Simes Ltd, Canterbury's largest full service real estate company, says the market is hungry for investment properties.

"There are properties that are attracting discerning investors" says Alison, 'who are looking for quality property to invest in"
'In fact," she says, 'people are queing up to see these sort of properties before they are even advertised,"

Alison has just sold three iconic blocks in Christchurch city centre - 28 Gracfield Ave, 19 Cashel and 31 Holly Rd - thats she says are excellent examples of the type of properties that investors are excited by.

"There are 50 plus interested parties looking at each of these properties which were sold by deadline private treaty, at the end of a four week marketing programme. The blocks of 10, 11, and 12 flats are the kind of property investors look for and hold on to, taking a lesser yield in anticipation of the long term capital gain," she says.

The 19 Cashel St block was a rare oppourtunity for investors to buy a central city apartment block. The apartments are close to Haglety park, the Arts Centre and the CBD and are full tenated - "a sound investment in every way"

Alison says the demand in Christchurch continues to be high for all types of investment properties; the level of return expected by investors varies with the location and on going maintenance of the building offered. She has a large number of investors at all levels whether they are buying or selling " She says.

This is a market that Alison knows well having spent over three decades in real estate. She has a citywide network of buyers and sellers. Her strengths are in knowing the market and being able to match the right people to the right properties.

"My approach is streamlined, professional and targeted. I won't settle for anything less than complete client satisfaction and getting the best results possible for my vendors,' says Alison.

Simes offers a comprehensive selection of commercial and industrial properties as well as residential and rental properties.
