The business had grown to a stage where the commercial team separated into the present premises at Ernst & Young House. |

Simes Limited expanded its Valuation practice. Establishing a Dunedin and Christchurch base. That practice completed some of the larger valuations in New Zealand at the time including splitting the Crown Research Institutes for the Government, valuing all courts and prisons throughout New Zealand. |

Simes established the Fendalton office. |

Peter Cook chaired Realenz who brought about the opportunity for the Real Estate Institute to develop New Zealand’s first property focused internet site. |

1983 |
Simes became one of the first real estate companies in New Zealand to acquire a high quality computer system. At that time very few relevant programmes were available for real estate and Simes developed a number of its own listing and management systems.
The Residential Rental Division of Simes was established.
The Commercial Property Management Division of Simes was established. |

Peter Cook commenced practice as a Registered Valuer and the Valuation Division was established.
R F (Dick) Simes retires at age 89. |

The paddock to the rear of 239 Manchester Street was further developed with an auction room and an extension. |

W (Ray) Simes, Wally’s son, joined the business virtually from school and trained and operated as a salesperson and auctioneer eventually undertaking a significant amount of valuation work. |

W E (Wally) Simes was joined in partnership by his brother Richard F (Dick) Simes who had been a credit controller for Beaths during the depression and who was a chartered accountant by profession. |

Walter Simes and Craddock parted and the firm of W E Simes and Company (a partnership, not a limited company) moved to 239 Manchester Street. At the time it was a small two-storied mixed-use building. |

Craddock and Simes was formed by Walter Edwin Simes and Mr Craddock and operated from premises known as Westend Chambers at the corner of Hereford Street and Oxford Terrace, Christchurch as Licensed Land Brokers and Estate Agents. |
